- General Services Administration (GSA) seeks to lease the following: Minimum Square Feet (ABOA): 4500 Maximum Square Feet (ABOA): 4500 Five (5) secured, on site, structured parking spaces. The lease term requirement is for ten (10) years. The lease firm term requirement is for five (5) years. Option Term: Five (5) years. Additional Requirements: Subleases are not acceptable. Special Requirements: The space must be at ground level with at least one garage door with drive in bay. The ceiling height must be at least 13 feet high to facilitate the use of shelving and/or storage racks. The office and warehouse area of the building must have heat and air conditioning. The Government is currently leasing space under a lease that will expire October 13, 2015. The Government requires office/warehouse space in the vicinity of Woburn, MA and the surrounding towns. The specific boundaries of the delineated area are as follows: The Southern border is Montvale Ave, the eastern border is Route 28, the western border is Route 38 and the Northern border is Route 129. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The Government intends to use the information requested below from prospective sources to issue a Request for Lease Proposal. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal that will be sent out pursuant to this advertisement. Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, and OSHA by the required occupancy date per the terms of the Lease. The building must also have the ability to meet certain building and energy efficiencies in accordance with the Energy Independence and Security Act. The proposed leased space shall be fully serviced. Offered space shall not be in a flood plain that floods more often than a 100 year flood plain. Offered space in a 100 year flood plain will not be considered, if there is other offered space in a 500 year flood plain or flood plain that floods less often than a 500 year flood plain or that is not in a flood plain. If the only offered space is in a 100 year flood plain, then it will be considered if there are no practical alternatives. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. - Evidence of ability to meet the required occupancy date of no later than October 14, 2015. - Building ownership information. - Amount of parking available on-site and its cost. State whether expected rental rate includes the cost of the required Government parking (if any). - Energy efficiency and renewable energy features existing within the building. - List of building services provided. The Government's decision will be based, in part, on information received in response to this advertisement.
