Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: CO City: Morrison and surrounding areas Please contact for delineated area map Delineated Area Morrison Rd. on the North, Kipling on the East, and C-470 from Morrison Rd to Kipling on the west and south including any properties with paved street access within ½ mile of either side of boundaries. US 285 west from C-470 to Conifer including any properties with paved street access within ½ mile of either side of US 285 through Conifer city limits. Hwy 74 west from C-470 to Morrison including any properties with paved street access through Morrison city Limits. Delineated map available upon request. Minimum Sq. Ft. (ABOA): 4,750 (Office), 800 (Warehouse), and 11,500 (Ware yard) Maximum Sq. Ft. (ABOA): 4,750 (Office), 1,350 (Warehouse), and 11,500 (Ware yard) Space Type: Contiguous office, Warehouse, and Ware yard Parking Spaces (Total): 42 with 2 RV/Trailer pull-through spaces Parking Spaces (Surface): 42 with 2 RV/Trailer pull-through spaces Full Term: 20 years Firm Term: 10 years Option Term: n/a Additional Requirements: SITE REQUIREMENTS : The site must have immediate and safe paved access to principal and minor arterial roads. In addition, the site must provide public visibility and easy access to arterials that service the public lands and other major arterials in the area. Areas which are not acceptable as sites for this facility are areas with known past or present contamination by hazardous waste materials. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 500 year flood plain.
