- General Services Administration (GSA) seeks to lease the following space: State:Virginia City:Loudoun County Delineated Area:North: Route 7 East: Cascades Parkway South: West Church/Waxpool Road West: Loudoun County Parkway Minimum Sq. Ft. (ABOA):6,600 Maximum Sq. Ft. (ABOA):7,000 Space Type:Warehouse Parking Spaces (Total):0 Parking Spaces (Surface):0 Parking Spaces (Structured):0 Parking Spaces (Reserved):0 Full Term:10 years Firm Term:10 years Option Term:None Additional Requirements: - Offered space must be contiguous. - Space must be located on ground floor (the Government will not consider mezzanine space). - Minimum 20-foot ceiling height. - On-site parking as required by code. - Offered space must have or the ability to offer at least one (1) loading dock and at least one (1) drive-in bay. - Offered space must be able to accommodate shipments from a 53-foot tractor-trailer. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease, excluding janitorial services, is required. Offered space shall not be in the 100-year flood plain. Expressions of Interest should include the following: 1)Building name and address, and location of space in the building. 2)CAD drawing of space offered. 3)Rentable Square Feet (RSF) and ANSI/BOMA Office Area Usable Square Feet (ABOA SF). 4)Percentage of Common Area Factor used to determine the Rentable Square Feet. 5)Estimated rental rate that excludes janitorial costs and includes a $7.79 per ABOA SF tenant improvement allowance. 6)Description of additional tenant concessions, if any. 7)Number of parking spaces available on the premises. 8)Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
