Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New York City: Rochester Delineated Area: North: Rochester Inner Loop Highway/ University Avenue East: Goodman Street West: Rochester Inner Loop Highway South: Interstate 490, Broadway Street Minimum Sq. Ft. (ABOA): 10,162 Maximum Sq. Ft. (ABOA): 10,673 Space Type: Office Parking Spaces (Total): Two (2) Reserved Full Term: Ten (10) Years / (120 months) Firm Term: Five (5) Years / (60 months) Option Term: N/A Additional Requirements: Space offered must be contiguous on one floor. Space must be located above the first floor and serviced by at least two (2) elevators, one of which may serve as a freight elevator. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: November 12, 2014 Market Survey (Estimated): November 14, 2014 Offers Due (Estimated): January 8, 2015 Occupancy (Estimated): May 16, 2016 EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN NOVEMBER 12, 2014, AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1. Building name and address, and location of space in the building 2. Legal description 3. One-eighth inch scale drawing of the space being offered 4. ANSI/BOMA defined Office Area Square Feet 5. Rentable Square Feet offered and Rental Rate per square foot. (Specifying services, utilities, electricity and tenant improvement allowance included) 6. Percentage of Common Area Factor used to determine the Rentable Square Feet 7. Name, address, telephone number and email address of individual to be contacted Submissions by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
