- Procurement Summary. U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Maryland City: Baltimore/Woodlawn Delineated Area: Begin intersection of the Baltimore County west boundary and Route 140, southeast continuing on Route 140 to I-695 North (Baltimore Beltway) to Route 140 Southeast, including all of Baltimore City, and south of I-695 to I-97 South to Route 100 West to Route 170 South to Route 32 West to I-295 North to Route 175 North to Route 29 North back to Baltimore County west boundary. Maximum Sq. Ft. (RSF): 155,755 Space Type: Office and Related Space Parking Spaces (Total): 184 Parking Spaces (Surface): Per Code Parking Spaces (Structured): 184 Parking Spaces (Reserved): 184 Full Term: 15 years Firm Term: 15 Years Additional Requirements: The rentable space must yield a minimum of 139,372 ANSI/BOMA Office Area (ABOA) square feet (sf) of office and related space for use by the Government. The Government requires the facility to meet the security criteria for a level IV facility in accordance with the Interagency Security Standard (ISC) Physical Security Criteria for Federal Facilities (April 2010), provide a minimum setback of at least 100 Feet, and the rentable space must be contiguous. The rentable space must be fully serviced; all services, supplies, utilities and taxes must be included as part of the rental consideration. The rentable space/estimated occupancy is required by January 1, 2017. This advertisement is in response to approved Prospectus No. PMD-01-BC15. The U.S. Government currently occupies office and related space in a building under lease in Woodlawn, MD, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain(s). If properties are submitted in response to this notice, they shall be submitted by the building's owner or authorized agent and shall include evidence of authority to act in this capacity. Offered properties and submissions shall include asking rental rates, along with a description as to what is included within the rates. All submissions shall reference Project No. 2MD0225.
