- General Services Administration (GSA) seeks to lease the following space: State:Virginia City:Loudoun County Delineated Area is as follows: North: Route 7 and Leesburg Bypass South: Route 50 East: Route 28 West: Route 15 Minimum Sq. Ft. (ABOA):8,692 Maximum Sq. Ft. (ABOA):9,127 Space Type:Office Parking Spaces (Reserved):25 Firm Term:5 years Option Term:5 years Additional Requirements: - Offered space shall be contiguous on one floor. - Space shall be located on or above the second floor, and on or below the fifth floor. Space on either the ground floor or top floor will not be considered. - Twenty five (25) reserved parking spaces. - Offered space must have ability to accommodate construction of a Sensitive Compartmented Information Facility (SCIF) in portion of premises. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Expressions of Interest should include the following: 1)Building name and address, and location of space in the building. 2)CAD drawing of space offered. 3)Rentable Square Feet (RSF) and ANSI/BOMA Office Area Usable Square Feet (ABOA SF). 4)Percentage of Common Area Factor used to determine the Rentable Square Feet. 5)Floor load capacity of offered space. 6)Description of additional tenant concessions, if any. 7)Number of parking spaces available on the premises. 8)Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
