State: PR City: Luquillo / Naguabo / Ceiba Delineated Area: Luquillo: North: Starting at intersection of PR 3 w/PR 992 continuing on PR 3 ending on the intersection of PR 3 w/PR 992. East & West: the intersection of PR 3 to PR 992. South: Starting at the intersection of PR 3 w/PR 992 continuing on PR 992 ending at the intersection of PR 3 w/PR 992. Naguabo: North: Starting at the intersection of PR 53 with PR 31 moving east on PR 53 ending at PR 53 with PR 974. East: Starting at PR 53 with PR 974 moving south on PR 924 ending at PR 974 with PR 3. South: Starting at PR 3 with PR 974 moving west on PR 3 and ending at PR 3 with PR 503. West: The intersection of PR 53 with PR 3. Ceiba: North: Intersection PR 3 - PR 53 East: Along State Rd. # 3 West: Along State Rd. # 53 South: The intersection of Rd #53 with Rd # 3 Minimum Sq. Ft. Full Term: 10 years Firm Term: 10 years Option Term: 5 years Additional Requirements: Emergency potable water supply, and emergency electric back up power with the capability to sustain office operations for a min. of five (5) working days. All space shall be contiguous and be located in one contiguous block without being split by a public corridor. If space is located in a high-rise building, offered space must be located above the ground floor level unless approved by tenant agency/ICE. ICE reserves the right to determine suitability of other tenants and reject a building if tenant would compromise investigations. On site- reserved and secured, (with a fence and gate), parking for a minimum of 17 Government vehicles is required. Column spacing shall be no less than 24 feet on center each way. The Government does not occupy space within a flood plain. Please submit proof/certification that property is not located within a flood plain. Strip centers and property in close proximity to churches, schools, and child care centers are not acceptable due to security requirements of the Agency. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
