Description
The Government currently occupies, 7,173 rentable square feet, 6,439 ANSI BOMA square feet of office space located at 1391 N. Speer Blvd. Denver, CO in a lease that will be expiring in 2015. The government requires office and related space yielding a minimum of 6,500 ANSI/BOMA office area (ABOA) square feet, and a Maximum of 7300 ABOA Square feet. The lease term is for ten years - five years firm, and the space must be available for occupancy by November 20, 2015. The Government is considering alternative space if economically advantageous. In making this determination the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. REQUIRED: NOTE: ALL OF THE INFORMATION BELOW MUST BE SUBMITTED WITH THE EXPRESSION OF INTEREST TO BE CONSIDERED FOR THIS REQUIREMENT: All services, supplies, utilities, and required tenant alterations are to be provided as part of the rental rate. Proximity to public transportation - show locations Proximity to main arterials - show locations Parking access close to freight elevator(s), or entrance into building; for at least 9 spaces either surface or structured Building name and address Location of space in the building Rentable square feet offered and rentable rate per square foot (specifying services, utilities included and whether or not the quoted rental rate includes an amount for tenant improvements and state the amount) ANSI/BOMA defined usable square feet Percentage of common area factor used to determine the rentable square feet One-eighth inch scale drawing of space offered Contact information for owner or authorized agent Method of measurement for space offered. Floor plan of space offered, On site parking plan and where the parking is in relation to the building, Energy efficiency and renewable energy features existing within the building Date of space availability. If space offered is a spec building, provide tenant work letter and permitting documentation. Project schedule showing how the occupancy date of November 20, 2015 can be met. Tenant rent role showing all existing tenants in the building.
