Description
Synopsis: The Federal Aviation Administration is seeking for informational, planning, and pre-decision purposes only, any parties who may be interested in leasing to the Government an approximate range of 5,800 to 6,800 usable total square feet or approximately 6,600 to 6,800 rentable square feet of contiguous first class office space in one commercial office building. The space will consist of administrative office area for Government employees and include space for technical file room, storage, and special purpose use. Also, there must be a minimum of 50 off-street parking spaces (34 employee spaces, 8 reserved spaces, 6- visitor and Min of 2 Handicapped accessible spaces to be used for employee, visitor and Government-owned vehicles respectively. Subleases are not acceptable. All Offers/proposals of Lease space submitted for consideration must be owned by Principal Owners/Lessors; and the Government ™s Lease will be negotiated and executed directly between the Government and Principal Owner(s) /Lessor(s) Location: Building must be located within a 15-mile radius of the Portland International Jetport. The proposed building should also be easily accessible from at least one of the following highways: Interstate I-95, I-295 and the Maine Turnpike, Requirements: General requirements for tenant improvements include, but are not limited to, the following: -Space configured for private offices. Open area for system furniture workstations approximately 8x8 feet in size. -Large conference room with flexibility to be partitioned into smaller rooms. -Storage -Break Room with: sink, countertops, storage cabinets, space for refrigerator(s) and microwave(s). -Reception area. -Work/mail/supply room with countertops, cabinets, and shelving as well as space for multifunction copy machines. -Secure equipment room. -Supply Room -Secure computer/LAN (local area network) room separate from the secure equipment room. Office space that is currently LEED (Leadership in Energy and Engineering Design) certified or has the ability to become LEED certified is preferred. Also, this space must be in compliance with ABAAS (Architectural Barriers Act Accessibility Standard), or have the ability to meet these requirements at the expense of the proposed Lessor. Proposed occupancy date is: Spring of 2016. **THIS PRE-SOLICITATION FOR INTEREST IS FOR PLANNING AND PRE-DECISION MAKING PURPOSES ONLY AND SHOULD IN NO WAY BE VIEWED AS A COMMITMENT ON THE PART OF THE GOVERNMENT TO ENTER INTO A LEASE AGREEMENT. HOWEVER, YOUR RESPONSE/PROPOSAL COMMITMENT SHOULD REMAIN VALID FOR A 6-MONTH PERIOD. All responses to this notice must include the following information: -General information about the building owner/property management company and a brief summary of past experience and references. -Location of proposed building with descriptive information to which includes general floor plan drawings, and photos (exterior and interior). -A list of tenant names including any Local, State and Federal Government agencies (if applicable), who are currently housed within the building. -Confirmation of your ability to provide fully-serviced leases which include services for: utilities, janitorial, and building maintenance. -An ESTIMATED cost model to include base rental per square foot, projected operating expenses, and cost allowance for tenant improvement expenditures. -Identification of an architectural firm or space planner. -Total available square footage (if any), above the amount the Government is seeking.
