Description
General Services Administration (GSA) seeks to lease the following space: State: Maine City: Portland Delineated Area: Starting from the intersection of the Franklin Arterial and Cumberland Avenue, proceed southeast along Franklin to Middle Street, then turning southwest onto Middle St.and moving on Middle St. to Pearl St, then turning southeast onto Pearl St.and along Pearl St. to Milk St., then turning southwest onto Milk St., then along Milk St to Exchange St, then turning northwest onto Exchange St.and along Exchange St, to Middle/Spring St., then along Middle/Spring St. to Temple St., then turning northwest onto and along Temple St.to Free St., then turning southwest onto Free St.and along Free St. to the point of an extension of Monument Way in a straight line to Free St., the turning northwest and moving along this line and street to Congress St., then turning northeast on Congress St to Chestnut St., then turning northwest and along Chestnut St, to Cumberland Ave., the moving along Cumberland Ave, northeast to the point or place of beginning. (ABOASF): 3,528 Space Type: Office Parking Spaces (Total): 1 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 1 Full Term: 10 years Firm Term: 5 years Option Term: 5 years Additional Requirements: The Government will consider alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The offered space must meet Federal Government, State, and Local jurisdiction requirements for fire and life safety, security, accessibility, seismic, energy, and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest should include the following: 1) Building name and address, and location of space in the building. 2) One-eighth inch scale drawing of space offered. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet Offered 5) Percentage of Common Area Factor used to Determine the Rentable Square Feet 6) Estimated Rental Rate (fully serviced) including reference to any tenant concessions such as TI allowance or free rent etc. 7) Number of parking spaces available on the premises. 8) Name, address, telephone number, and email address of individual to be contacted. Expressions of Interest Due: January 5, 2015 Market Survey (Estimated): February 1, 2015 Offers Due: June 1, 2015 Occupancy (Estimated): October 1, 2016 Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
