Description
This procurement's term is now five (5) year firm with a five (5) year option. U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following data center / office space: State: Maryland County: Prince George’s City: Multiple Delineated Area: North – southern side of Route 50 South – northern side of Pennsylvania Avenue, SE West – eastern side of the MD/DC boundary East – western side of MD Route 301 Sq. Ft. (ABOA) Minimum: 14,653 Sq. Ft. (ABOA) Maximum: 14,799 Sq. Ft. (RSF): Space Type: Data center and Office Parking : N/A Full Term: 5 years Firm Term: 5 years Option Term: 5 years Additional Requirements: Subleases are not acceptable. Ceiling height minimum of 14 feet. One (1) loading dock within the building. Space must be at grade. Space must have the possibility of connecting to natural gas in sufficient capacity to feed two 300 KW generators. Approximately 800 SF of fenced in and secured area outside, but adjacent to the building is required to accommodate two (2) large electrical generators. The proposed leased space shall be net of electric. The Government intends to use this information from prospective sources to issue a Request for Lease Proposal. The Government currently occupies leased data center and related space that will be expiring on May 13, 2015. Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, seismic protection and sustainability standards by the required occupancy date per the terms of the Lease. Offered space shall not be in the 100 year flood plain. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of Interest must be received in writing no later than December 24, 2014 at 5:00 PM, and should include the following information at a minimum: • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and rate per RSF; • ANSI/BOMA office area (ABOA) square feet and rental rate per ABOA net of electric inclusive of a Tenant Improvement Allowance of $50.63/ABOA SF, meeting GSA’s standard building shell requirements; • Scaled floor plans (as-built) identifying offered space; • Evidence of ability to meet the required occupancy date of no later than May 14, 2015; • Site plan showing parking area(s) and loading area(s); • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
