- U.S. General Services Administration (GSA) seeks to lease the following space: State: Alabama City: Mobile Delineated Area: Within the 36609, 36606, 36693, 36608, 36605, 36615, 36604, 36603, 36607 zip codes of Mobile, AL with the following border: North - Spring Hill Avenue South - Halls Mill Creek East - Mobile Bay West - Hillcrest Rd Minimum Sq. Ft. (ABOA): 10,349 ABOA SF Maximum Sq. Ft. (ABOA): 10,866 ABOA SF Space Type: Office Space Parking Spaces (Total): 35 Parking spaces Parking Spaces (Reserved) 7 reserved spaces for Government Vehicles Full Term: Ten (10) Years Firm Term: Five (5) Years Additional Requirements: • The Government prefers street-level, contiguous (same floor). Contiguous upper floor space on one floor which meets GSA lease criteria and has handicapped accessible elevator service to the government office floor is an acceptable alternative. It is preferred that the storage and/or multipurpose rooms are located contiguous with the main office space. However, these rooms only, and their associated square footage, may be separated from the main office area by a public corridor. • A commuter rail, light rail or subway station shall be located within the immediate vicinity of the building, but generally not exceeding a walkable ½ mile, as determined by the contracting officer. Alternatively, two or more public or campus bus lines useable by tenant occupants shall be located within the immediate vicinity of the building, but generally not exceeding a walkable ½ mile, as determined by the contracting officer Space should be Class A, professional quality office space. For effective space utilization, column spacing of at least 25' clear - or 27' on center - is desired. For most efficient office layouts on window walls, mullion spacing of 5'-0" o.c. is preferred It is preferred that blocks of space allow maximum flexibility for furniture placement, i.e., few or no columns or other obstructions, rectangular in shape, no curves or off-sets, and with large open areas. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
