Description
General Services Administration (GSA) seeks to lease the following space in Kenner, Louisiana (0LA2125) State: Louisiana City: Kenner Delineated Area: City limits of Kenner, Louisiana Minimum Sq. Ft. (ABOA): 10,961 Maximum Sq. Ft. (ABOA): 10,961 Space Type: Office Parking Spaces (Total): 72 surface Parking Spaces (Surface): 72 Parking Spaces (Structured): N/A Parking Spaces (Reserved): N/A Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Offered space must be contiguous and have the potential for an efficient layout. Interior columns must be a minimum of 20 feet apart. Space shall be located in a professional office setting. Public transportation must be available, at regularly scheduled times during the entire workday within 600 feet or two (2) blocks from the building entrance. The route from the bus stop to the building entrance shall be accessible for the mobility impaired. Space will not be considered where apartment space or other living quarters are located within the building. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. Subleases will not be considered. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: Building name and address and location of the available space within the building Rentable square feet available, and expected rental rate per rentable square foot, fully serviced ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building List of building services provided Location of all nearby public transportation stops. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. The U.S. Government currently occupies office and related space in a building under lease in [city, State], that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
