- GSA Public Buildings Service U.S. GOVERNMENT The General Services Administration (GSA) seeks expressions of interests for the following space: State: Texas City: Dallas Delineated Area: Northern Boundary: From the intersection of Stemmons Freeway (Highway 35E) and Woodall Rogers (Highway 366) Drive in a northeasterly direction to the intersection of Central Expressway (Highway 75) Eastern Boundary: From the intersection of Central Expressway (Highway 75) and Woodall Rogers (Highway 366) Drive in a southbound direction to the intersection of R.L. Thornton (Highway 30). Southern Boundary: From the intersection of R.L. Thornton (Highway 30) and Central Expressway (Highway 75) in a westbound direction to the intersection of Stemmons Freeway (Highway 35E). Western Boundary: From the intersection of R.L. Thornton (Highway 30) and Stemmons Freeway (Highway 35E) in an north easterly direction to the intersection Woodall Rogers (Highway 366) Minimum Sq. Ft. (ABOA): 198,739 Maximum Sq. Ft. (ABOA): 198,739 Space Type: Office Parking Spaces (Total): 10 Parking Spaces (Surface): 0 Parking Spaces (Structured): 10 Parking Spaces (Reserved Surface): 0 Full Term: 20 Firm Term: 20 Option Term: 0 Additional Requirements: • The General Services Administration is seeking expressions of interest to lease space for a prospectus level project (PTX-01-DA15) not to exceed 229,000 rentable square feet of office space for lease to the Federal Government. • The building must minimally achieve a Leadership in Energy and Environmental Design (LEED) Gold certification at the time of occupancy. • Approximately 2,250 USF for functions related to mail, copy and excess property shall be located on the main level with convenient access and proximity to the building loading dock, freight elevators and must be separate from main entrance. • At the time of occupancy the facility shall comply with applicable security requirements of the Department of Homeland Security and will be classified as Level III facility. • Lessor shall permit all building visitors to pass through security screening before entering any part of the building, as well as packages/shipments. If the offered building has integrated parking facilities for use by tenant agency as well as other non-federal entities, the Lessor shall permit the tenant agency to screen visitor vehicles before entry into the controlled garage parking area. • The tenant agency requires a reception area integrated in the building lobby, located near the facility entrance along with the entrance security and screening equipment. To meet DHS security level III criteria, the reception area shall provide for an independent return-air system which is not shared with the remaining areas of the building. • The tenant agency shall have complete control of the elevators that are designated to serve exclusively the tenant agency occupied floors. • Offered space must have a Minimum Height from floor to ceiling of 9' 0" including spaces that require low-profile raised floors. • Offered space must have the ability to accommodate an 18" raised floor system. • Approximately 5,000 USF must meet a minimum ceiling height of 10'-0" for filing areas. • The minimum preferable floor plate size is 25,000 USF. • Approximately 7,500 USF of space shall be capable of supporting loads of 150 lbs/sq. ft and an additional 7,500 USF of space to support loads of 200 lbs/sq. ft. • In addition to the emergency power for building systems, the building offered shall be equipped with a backup generator with an estimated generating capacity of 250 KV, a 250 gallon fuel supply with a 50 gallon day tank. • The Government requires a fully serviced lease. • The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage • Existing telecommunications infrastructure via an internet service provider/telecom carrier must be capable of providing OC12 (360 Gb) level of data and voice communications access, delivered to the building perimeter. • The location of the offered space shall have pedestrian-friendly access to public transit systems as well as access to amenities such as food services. Space offered must be equipped with a loading dock and freight elevator. Expressions of interest must reference Solicitation #2TX0972 and must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Expressions of interest must also include the following: • Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. • Building name and address and location of the available space within the building; • Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; • Date of space availability; • Building ownership information; • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; • Energy efficiency and renewable energy features existing within the building; and • List of building services provided.
