- U.S. GOVERNMENT SEEKS TO LEASE CONTIGUOUS OFFICE SPACE, CONSISTING OF APPROXIMATELY 2,450 RENTABLE SQUARE FEET OF ENCLOSED OFFICE SPACE IN THE VICINITY OF OAKHURST, MADERA COUNTY, CA. THE OFFICE SPACE SHOULD YIELD A MINIMUM OF 2,084 ANSI/BOMA USABLE SQUARE FEET. THE GOVERNMENT WILL REQUIRE FIVE (5) PARKING SPACES FOR GOVERNMENT VEHICLES AND (15) PARKING SPACES FOR PRIVATE VEHICLES. The United States Geological Survey (USGS) seeks to lease the following space: State: California City (Delineated Area): Oakhurst North: Highway 41 intersection with Bass Lake Rd. East: Rd 247 intersection with Rd 428 South: Highway 41 intersection with Victoria Ln. West: Highway 49 intersection with Westlake Dr. Minimum Sq. Ft. (ABOA): 2,084 Maximum Sq Ft. (RSF): 2,450 Space Type: Office Total Parking Spaces (Reserved Government Vehicles): 5 Full Term: 5 Years Firm Term: 2 The U.S. Government currently occupies office space in a building under lease in Oakhurst, California. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government's decision whether to relocate will be based, in part, on information received in response to this advertisement. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN 4:00 PM (PST) ON FEBRUARY 6, 2015 AND INCLUDE THE FOLLOWING INFORMATION: 1. Building name and address 2. Location of space in the building 3. Drawing of space offered. 4. ANSI/BOMA defined Office Area Square Feet 5. Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. 6. Percentage of Common Area Factor used to determine the Rentable Square Feet. 7. Number of parking spaces available on the premises. 8. Name, address, telephone number, and email address of authorized contact. 9. Offered space must be a single-story building, ground floor and contiguous. 10. Offered space located in strip malls or shopping centers will not be considered. 11. The office space must be serviceable by DSL, broadband or similar internet connectivity with a minimum service capacity of 3 Megabits. 12. The building must be located in a prime commercial office district with attractive, prestigious, professional surroundings. 13. The location should provide employee parking within convenient walking distance of the offered building sufficient to cover the commuting needs of employees. 14. The building must also possess the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations; Federal environmental regulations including but not limited to fire and life safety, accessibility, OSHA, LEED, Energy STAR, and seismic protection. 15. The offered space cannot be located within FEMA designated flood zone. Submissions by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
