- U.S. Government United States Department of Agriculture (USDA) seeks to lease the following space: Location (City, State): Minden, NE Location (County): Kearney County Delineated Area: City Limits of Minden, NE Minimum Sq. Ft. (ABOA): 3,250 ABOA Maximum Sq. Ft. (ABOA): 3,315 ABOA Rentable Square Feet (RSF): Not to Exceed (NTE) 3,565 RSF Space Type: Office and Related Space Parking Spaces (Total): 32 Parking Spaces Parking Spaces (Surface): Nine (9) for Employees and twenty-one (21) for visitors Parking Spaces (Reserved): Two (2) for Official Government Vehicles (OGV) Full Term: Not to Exceed (NTE) 05/31/2022 Firm Term: 120-days Option Term: None Additional Requirements: • 1st floor contiguous space preferred. • Preference for pull thru parking for trucks w/ trailers. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Minden, Nebraska (Kearney County) that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication in infrastructure, and non-productive agency downtime.
