Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Virginia County:Prince William County City:Manassas Delineated Area:East on Lee Highway to East on Route 66 South on 28 to South along Bull Run River continuing West along Bull Run River to North on Prince William Parkway to West on Nokesville Road North on Bristow Road to Lee Highway Minimum Sq. Ft. (ABOA):24,250 Maximum Sq. Ft. (ABOA):N/A Sq.Ft. (RSF):27,900 Space Type:Office, and related space Parking Spaces (Total):N/A Full Term:10 Firm Term:5 Additional Requirements:Subleases are not acceptable. First floor space in the building is preferred and shall be contiguous. Column spacing shall not be less than 20 feet in either direction. If space is not on the street level, the space must be served by at least two elevators to provide handicap access to the space. One elevator can be a freight elevator. Site must have direct access from the adjacent street. Space requiring ramps within the office area will not be acceptable. Offered space must not be more than twice as long as it is wide. Offered space must allow for two separate and distinct points of ingress and egress to/from the tenant suite for employee and public access. Offered Space must be in a building zoned for commercial office and/or retail space only. Offered Space shall not be located in industrial or residential zoned locations or near tenants, buildings, or environments that create odors or noises (cleaners, bars, liquor stores, beauty salons, bingo parlors, drug treatments, detention facilities, eating establishments). Public transportation, public and commercial parking at reasonable rates, and/or on-site parking shall be available within two (2) blocks of the proposed space. Restricted or metered parking of one (1) hour or less within the two-block area of the space does not meet parking requirements. Parking for the disabled shall be located within the same block. Where onsite parking for the handicapped is not available, a loading/unloading zone shall be provided directly outside the building entrance. Amenities including restaurants/shopping shall be located within 1 mile of offered space. The tenant's use of the space will include active foot traffic from agency clients. The Government intends to use this information from prospective sources to issue a Request for Lease Proposals (RLP). Buildings offered for consideration must be within the defined delineated area as shown above, have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and sustainability standards by the required occupancy date per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. The Contracting Officer reserves the right to make an award based on initial offers without discussions. Expressions of Interest must be received in writing no later than 3 business days at 5:00 PM EST, and should include the following information at a minimum. •Building name and address; •Location of space in the building and date of availability; •Rentable Square Feet (RSF) offered and rate per RSF; •ANSI/BOMA office area (ABOA) square feet and rental rate per ABOA, full service inclusive of a Tenant Improvement allowance of $46.74/ABOA SF amortized over 5 year firm term, meeting GSA's standard building shell requirements; •Scaled floor plans (as-built) identifying offered space; •The date that the space will be available; •Site plan showing parking area(s) and loading area(s); •Name, address, telephone number, and email address of authorized contact. •Evidence of ability to meet the required occupancy date of June, 2015 Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
