- The Department of Veterans Affairs' is seeking to lease a minimum of 11,000 to a maximum of 20,245 net usable square feet (NUSF) in Jacksonville, Florida, for a new, full-service lease for an Interim Clinic, Clinical Space, for a term of six (6) years, five (5) years firm, with a one 1-year option period. A lease space is needed with the following minimum requirements: 1) Adequate parking for 68 up to 135, or quantity dictated by local code, dedicated parking spaces, which shall include 5 spaces as handicapped parking space. 2) The space shall be handicapped accessible in accordance with the Uniform Federal Accessibility Standards (4 CFR 101-19.6, App A) and shall conform to Federal Laws & Regulations governing Federal Leases, site renovations, construction and fire codes. 3) The space offered shall be a complete structure of sound/substantial construction. Base building electrical and mechanical systems, common areas and restrooms shall be complete and functional. If not a new building, the space offered shall be in a building that has undergone renovations or will have renovations completed by the occupancy date to provide a complete and functional structure of sound/substantial construction, which includes base building electrical and mechanical systems, common areas and restrooms. The space shall be ready for immediate occupancy. Offers that require minimal renovations will also be considered. 4) The space offered shall be measured as Net Usable Square Feet (NUSF). Usable square feet does not include such common building areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. 5) In accordance with (40 USC 278a, as Amended 10-1-81), the Government will not pay more than the appraised Fair Market Rental Rate (Shell Building). 6) Multiple Building, adjacent to each other will be considered 7) The Space shall be located within the delineated area noted below; however, properties that meet all other criteria and are within ½ mile of the delineated area below shall also be considered: No Further Than: North to: Intersection of State Road-102 and I-95 West to: State Road-23 (Clay County) South to: Intersection of CR-210 and I-95 East to: I-295 ****NOTE: All offers submitted that do not contain the minimum requirements, as noted above, will be rejected for consideration. Expected occupancy is required by JULY 2015. Please note: This advertisement is NOT a solicitation for offers, nor is it a request for proposals. A solicitation for offers may be issued by the Department of Veterans Affairs at a later date. A market survey of will be conducted by the Department of Veterans Affairs. To be considered eligible for receipt of a Request for Lease Proposal, the following information shall be provided: 1) Site location; 2) Property description; 3) Number of Parking Spaces; 4) Total square footage; 5) Floor plans; 6) Photographs; 7) Evidence that property offered is outside the 100 year flood plain' 8) Evidence that interested parties (owners, brokers or their legal representatives) have written authority to represent the building owner.
