State: VA City: Arlington Delineated Area: West: Intersection of Interstate 495 & The George Washington Memorial Parkway South: Intersection of Interstate 495 & Interstate 395 East: Intersection of Interstate 495 and Branch Avenue (MD 5) North: Intersection of U.S. Route 50 and Interstate 295 Minimum Sq. Ft. (ABOA): 60,000 Maximum Sq. Ft. (ABOA): 60,000 Space Type: Approximately 74% Garage/Warehouse and 26% Office/Flex Parking Spaces (Total): 179 onsite spaces Parking Spaces): (136) structured (indoor) spaces for small to medium Gov Vehicles and an exhaust system; (35) onsite outdoor surface employee spaces; (8) onsite outdoor surface spaces for 24 foot buses Parking Spaces (Structured): 0 Parking Spaces (Reserved): 179 Full Term: 10 years with 2 five year renewal options Firm Term: 10 years Option Term: Two (2) five (5) year renewal options required Additional Requirements: The structured indoor parking must provide two lanes for ingress/egress, approximately 12" wide and a 30 feet turning radius. The car wash will be part of the TI build out and it must be capable of accommodating both cars and buses. The offered premises must be within the defined delineated area as shown above and must meet Government requirements for fire safety, accessibility (ABAAS) and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced and including parking; 3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced, inclusive of a Tenant Improvement allowance of $46.74 ABOA SF, meeting GSA's standard building shell requirements; 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available onsite; 7. Energy Efficiency and renewable energy features existing within the building; 8. List of building Services provided; 9. One-eighth inch scale drawing of space offered; 10. Name, address, telephone number, and email address of authorized contact; 11. In cases where an agent is representing multiple ownership entities, written acknowledgement; 12. Permission to represent multiple owners for the same submission.
