Description
U.S. GOVERNMENT Project # 4CA1227 General Services Administration (GSA) seeks to lease the following space: State: CA City: Compton Delineated Area: North: W. Rosecrans Blvd. South: North of the 91 Freeway East: N. Santa Fe Ave. West: N. Wilmington St. Minimum Sq. Ft. (ABOA): 8,640 Maximum Sq. Ft. (ABOA): 8,640 Space Type: Office, Office Related Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Located not more than the equivalent of two city blocks from a primary or secondary street. Efficient use of space: configuration (space should be no more than twice as long as it is wide), size, number, and placement of columns (columns must be at least 20' from any interior wall and from each other, and be no more than 2' square). Located on first floor or upper floor contiguous (all on one floor and not separated by common hallways or other areas) with a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator. Parking on-site. If parking on-site is not available, parking for the disabled must be located within the same block. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain. Expressions of Interest Due: 4:00pm PST, February 18, 2015 Market Survey (Estimated): March 6,, 2015 Offers Due: April 3, 2015 Occupancy (Estimated): No later than October 1, 2016 Expressions of interest must include the following information: 1. Building/site name and address and location of the available space within the building/site; 2. Rentable square feet available and expected rental rate per rentable square foot, showing the rent broken into Shell rent and Operating expense rent; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced but excluding utilities for the following: electricity/ gas, water/sewer and trash collection. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. List of building services provided; 9. One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout; 10. Name, address, telephone number, and email address of authorized contact; 11. In cases where an agent is representing multiple ownership entities, written acknowledgement; 12.
