- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: South Dakota City: Sioux Falls Delineated Area: City Limits of Sioux Falls, SD Minimum Sq. Ft. (ABOA): 4,731 Maximum Sq. Ft. (ABOA): 4,900 Approx. Rentable Square Feet: 5,440 Space Type: Office Parking Spaces (Total): 2 reserved off-street parking (These spaces will be included as part of the lease) Handicapped accessible parking required immediately in front of the building Full Term: 10 years Firm Term: 5 years Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Other Requirements: •· Second floor or above, contiguous space. Space shall be no more than twice as long as it is wide. •· Structural support columns must be at least 20 feet from any structural wall and each other. Columns shall not be greater than 2-feet square in size. •· 3 Phase Power is required. •· Elevator service is required and shall consist of a minimum of two accessible elevators. One of the accessible elevators may serve as a freight elevator. •· Co-Tenants within the building must be professional, office environments as determined by the Government. Space shall not be located in industrial or residential zoned locations or near tenants, buildings, or environments that create odors or noises (cleaners, liquor stores, beauty salons, bingo parlors, drug treatments, detention facilities, eating establishments). •· 3 parking spaces shall be provided for every 1,000 RSF leased. •· Handicapped accessible parking required immediately in front of the building. •· Space offered located within 2 city blocks from a primary or secondary street shall be direct without obscure or difficult access. •· Offered space shall be located within 2 blocks of public transportation and within 1 mile of restaurants and shopping. •· Buildings that have a history of mold or moisture problems will not be considered.
