- 4OR0261 Delineated Area 4OR0261 FBO Advertisement U.S. GOVERNMENT Solicitation 4OR0261 Expressions of Interest General Services Administration (GSA) seeks to lease the following space: State: Oregon City: Portland Delineated Area: North: NE Marine Drive East: NE 223 Avenue South: Columbia River Hwy (I-84) West: War Veterans Memorial Hwy (I-205) Minimum Sq. Ft. (ABOA): 11,000 Maximum Sq. Ft. (ABOA): 12,000 Space Type: Office Parking Spaces: 40 unreserved surface, 12 reserved surface Initial Term: 10 years, 5 years firm Option Term: Two 5-year options Total All Possible Terms: 20 years Additional Requirements: 1. A fenced in wareyard of approximately 500 sf 2. Loading dock to building adjacent to or within wareyard Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic (RP8) and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates. Expressions of Interest Due: February 25, 2015 Market Survey (Estimated): TBD Occupancy (Required): June, TBD, 2017 Expressions of interest must include the following information: · Building name and address and location of the available space within the building; · Rentable square feet available and expected rental rate per rentable square foot, fully ser viced; · ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); · Date of space availability; · Building ownership information; · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); · Energy efficiency and renewable energy features existing within the building; · List of building services provided.
