- Outlined map of delineated area for reference only Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Wise or Norton, VA Delineated Area: Wise County, VA: Primary areas of interest that include Coeburn, St. Paul, Wise, Norton, Pound, Appalachia, and Big Stone Gap. Russell County, VA: Castlewood. (Attached map outlined for reference only) Approximate Rentable Sq. Ft. 19,425 Minimum/Maximum Sq. Ft. (ABOA): 16,891 Space Type: Office and special use; premises will include 900 SF of lab space and 1,300 SF of shower/locker rooms Parking Spaces (Total): 131 surface parking spaces comprised of the following: 50 reserved for Government vehicles; 76 for employee vehicles; 5 for visitors PLUS handicap accessible parking (quantity per local code). Additional Parking Requirements: Secure parking for reserved Government vehicles, with card-key access gate preferred but optional (e.g., enclosure with 6-foot high chain link fence and automatic card-key access gate). Lighting is required for the Government vehicle parking areas as well as the employee, visitor, and handicapped parking areas (dusk to dawn type lighting system). Full Term: Ten (10) years Firm Term: Ten (10) years Option Term: One renewal option for an additional five (5) years Additional Requirements: Contiguous office area and related space on the ground floor. Convenient access to highways, restaurant and other amenities is critical. Subleases will not be considered. Lease shall be fully-serviced. Offered space must meet Government requirements for Fire, Life Safety, Handicapped Accessibility, and Sustainability set forth in the Request for Lease Proposal. Offered space cannot be located in a 100-year floodplain. Expressions of interest received by individuals with any interests in the mining industry or for space in a facility owned by an individual with interests in the mining industry will not be considered.
