Description

Amendment 1 adds Addendum No. 1 modified drawings. See attachments for details. The FAA is seeking proposals from qualified contractors listed under Construction NAICS 236220 Commercial and Institutional Building Construction for a major refurbishment and seismic upgrade at the Anchorage Air Route Traffic Control Center (ZAN ARTCC) Administrative Wing. This requirement is subject to full and open competition without regard to business size or type. Estimated Range for the project is between $5M and $10M. SUMMARY OF WORK: The work includes the abatement of hazardous materials in the ARTCC Administration Wing ™s Basement and First Floors, demolition of and/or upgrades to existing partitions, ceilings, finishes, fixtures and appurtenances in those floors, and new partitions, ceilings, finishes, fixtures and appurtenances in new layouts. The work also includes new plumbing and kitchen fixtures, new millwork, demolition and replacement of areas of the Basement concrete floor slab, and associated replacement of a segment of underground sewer piping in the area exposed. New and/or extended mechanical, controls, plumbing, fire protection, and electrical distribution systems and components are included for the Administration Wing ™s Basement and First Floors. The work also includes seismic upgrades to the Wing ™s structural systems, including removal and replacement of selected areas of the Wing ™s exterior masonry walls. The Contract Documents assume there is no asbestos containing or other hazardous material within the exterior masonry walls to be removed and replaced in this Project. The Work does include, however, core testing of these exterior walls to be removed, prior to abatement and demolition to verify the absence of such material. Finally, miscellaneous demolition and new work are required for demolition of an existing exterior canopy near the loading dock, new penetrations through the Wing ™s roof (which is under warranty), replacement of the existing entry vestibule, and relocation of miscellaneous exterior hardscape landscaping accessories. All other areas of the facility not included in the Administration Wing Basement and First Floor project work area will remain occupied and functional throughout the project. The work also includes providing Temporary Trailers at the project site to be used by the FAA as temporary office swing space for the FAA personnel being temporarily displaced for the implementation of the rehabilitation and seismic upgrades project. The Scope includes securing the trailers from a trailer vendor/provider with internal fit-outs and finishes as shown on the contract documents and specifications, delivery of the trailers to the project site, installation of foundations, decks, steps, ramps and railings, installation of the trailers and connections to site utilities, and removal of the trailers at project completion and return of trailers to the trailer provider. Scheduled maintenance and repair of the trailers during the duration of the lease is also included, with daily maintenance and janitorial services for the trailers to be provided by the FAA. The Temporary Trailers are to be provided to the FAA by the General Contractor on a lease basis from the trailer provider to the Contractor for a period of 24 to 36 months.
