- U.S. GOVERNMENT Project No. 2OR0194 General Services Administration (GSA) seeks to lease the following space: State: Oregon City: Klamath Falls Delineated Area: North: Highway 97 / Business 97 Junction to Business 97 down Highway 39 South: Highway 140 East: Highway 39 / 140 / Crater Lake Parkway West: Highway 97 Minimum Sq. Ft. (ABOA): 8,788 Maximum Sq. Ft. (ABOA): 8,934 Space Type: Office / Warehouse / Wareyard Parking Spaces (Total): 20 Parking Spaces (Surface): 20 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Years (120 Months) Firm Term: 5 Years (60 Months) Option Term: 2-5 Year Renewal Options Additional Requirements: Wareyard Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Klamath Falls, Oregon that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due: March 16, 2015 Market Survey (Estimated): TBD Occupancy (Estimated): June 2015 Please reference the Solicitation/Project # in the subject line of all e-mail correspondence related to this project. Expressions of interest must include the following: • Building name and address and location of the available space within the building; • Rentable square feet available and expected rental rate per rentable square foot, fully serviced; • ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); • Date of space availability; • Building ownership information; • Amount of parking available on-site and its cost.
