- Delineated Area Map General Services Administration (GSA) seeks to lease the following space: State: District of Columbia City: Washington Delineated Area: North: Starting at the intersection of 9 th Street, NW and Mount Vernon Place, NW, east to New York Avenue, NW, northeast on New York Avenue, NW to North Capitol Street, north to Florida Avenue, NE, southeast to New York Avenue, NE, northeast to 9 th Street, NE, east to Mount Olivet Road, NE, until it turns into 17 th Street, NE. East: 17th Street, NE south to Potomac Avenue, SE, southwest to K Street, SE. South: K Street, SE west to 8 th Street, SE, south to Interstate 695/395, west to Maine Avenue, SW. West: Maine Avenue, SW northwest to 14 th Street SW. North to Constitution Avenue, NW, east to 9 th Street, NW, north to Mount Vernon Place, NW. Sq. Ft. (ABOA) Minimum: 28,000 Sq. Ft. (ABOA) Maximum: N/A Sq. Ft. (RSF) Maximum: 32,400 Space Type: Office, Retail, or Warehouse/Flex Parking : - Minimum of 35 Secure Parking Spaces (15 Reserved Government-Owned Vehicle Spaces and 20 Unreserved Spaces) that may be onsite or within a 2 block walking distance - 9 covered bicycle parking spaces Full Term: 10 years Firm Term: 10 years Option Term: 0 years Additional Requirements: Subleases are not acceptable. If offered space is below grade, then ½ of the exterior walls must have at least 50% windows/fenestration. If offered space is on multiple floors, a minimum of 6,862 ABOA SF must be located on the first floor with a separate entrance from the street. Offered space must be within a walkable ½ mile of a DC metro station. Alternatively, two or more public bus lines shall be located within the immediate vicinity of the building, but generally not exceeding a walkable ¼ mile. The offered space must ventilate to the outside of the building to support light laboratory use. If offered space is in a warehouse it must be fully conditioned. The Government intends to use this information from prospective sources to issue a Request for Lease Proposals (RLP). The Government currently occupies office and related space that must be vacated. Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, seismic protection and sustainability standards by the required occupancy date per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. The government will consider new construction to meet this requirement if it can meet the occupancy date noted below. Expressions of Interest must be received in writing no later than March 19, 2015 at 4:00 PM, and should include the following information at a minimum: •· Building name and address; •· Location of space in the building and date of availability; •· Rentable Square Feet (RSF) offered and rate per RSF; •· ANSI/BOMA office area (ABOA) square feet and rental rate per ABOA, full service inclusive of a Tenant Improvement allowance of $42.85/ABOA SF, meeting GSA's standard building shell requirements; •· Scaled floor plans (as-built) identifying offered space; •· Evidence of ability to meet the required occupancy date of no later than September 2016 (estimated); •· Site plan showing parking area(s) and loading area(s); •· Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
