- Requirement: The U.S. Government currently occupies 6,205 square feet of clinical research, office and related space in a building under lease in Bethesda Maryland, which will expire June 30, 2015. The Government seeks information pertaining to potential space availability that will satisfy the Government's future requirement. The U.S. Government is considering alternative space within walking distance to its main campus in Bethesda, MD if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements. This request for information is for planning purposes only and does not constitute an invitation for bid, request for quotation, request for proposal, or represent any obligation on the part of the Government to acquire any products or services. Your response to this will be treated as information only. The information provided may be used in developing acquisition strategy, statements of work or objectives, and performance specifications. Interested parties are responsible for adequately marking proprietary or competition sensitive information contained in their response. The Government does not intend to award a contract on the basis of this request or to otherwise pay for the information submitted. Those not able to provide all preferred features are still encouraged to submit information on the features currently available in their products and propose an application schedule for those features that are planned for the future. The Government requires clinical, office and related space yielding a minimum of ABOA 6,000 square feet and a maximum of ABOA 8,000 square feet beginning July 1, 2015. The lease term requirement is for 10 years term with cancellation right between year six (6) and ten (10). The space must be available for occupancy by July 1, 2015. The delineated area requires: • Proximity to public transportation • Parking for 18 employees • Efficient Space Layout • Security [lobby, loading dock access, parking, etc,] Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The Government's space needs must be located within one half (1/2) walkable mile from an NIH Main Campus entrance in Bethesda, MD: NORTH: Old Georgetown Rd. & Beech Ave TO Wisconsin Ave & Alta Vista Rd. Additionally, please provide a breakout of operating expenses and taxes per RSF. •· ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •· Date of space availability •· Building ownership information •· Amount of parking available on-site and its cost. Indicate whether expected rental rate includes the cost of the required government parking. •· Energy efficiency and renewable energy features existing within the building •· List of building services provided •· Name, address, telephone number, and email address of authorized contact. •· Your submittal for this expression of interest shall not include Market data relating to the advertisement of your facility. Expression of interest should not exceed 6 pages with Arial 12 font size. CONFIDENTIALITY: No proprietary, classified, or sensitive information should be included in your response.
