- Delineated Area The United States Coast Guard (USCG) currently occupies several classifications of space under a lease in Valdez, Alaska, which will be expiring. The Government is considering alternative space if this is economically advantageous to the Government. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's list of requirements (to be determined upon a physical survey of the potential site), as well as costs likely to be incurred through relocating, such as the physical costs to move, security, replication of tenant improvements and telecommunications infrastructure and non-productive agency downtime. The Government is seeking several classifications of space, which can be used as office, training, boat maintenance, storage, dining, and ready crew berthing space, in Valdez, Alaska. The spaces will be used by the USCG as a boat force facility and ready crew berthing. A full service lease is required. The Government will use the information it receives in response to this advertisement to determine the amount of suitable space that is available to meet our needs, prior to issuance of the solicitation. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Requirements: • 2,690 - 2,881 rentable square feet (RSF) of covered boat maintenance space. Minimum clear opening of door(s) must be 12'6" wide by 12'4" high. Minimum ceiling height must be 14'0". • 897 - 960 RSF of administrative office space with adequate climate control year-round for safe operation of computer equipment and one unisex restroom. • 822 - 880 RSF of support space for armory, supplies, and storage. • 747 - 800 RSF of facility support space (building storage, mechanical room, etc.). • 223 - 239 RSF of space for a training room. • 1,345 - 1,440 RSF of ready crew berthing space to include separate male and female bedrooms with closets; separate male and female bathroom/shower spaces; laundry facility with operable washer and dryer. • 150 - 161 RSF of dining/kitchenette space with operable refrigerator, stove/oven, microwave oven, and dishwasher. • 597 - 639 RSF of community space for ready crew. • Boat washing station with paved ground surface and adequate drainage. Land storage area of compacted gravel for the placement of a 40-foot trailer. • Location must be within the delineated area. • Building(s) should be accessible on a 24/7/365 basis and include the use of services and utilities. • A 30-foot set-back is required for the building. • Lease Term shall be a 1year firm, with up to nine 1-year option years, based upon continuing program appropriations. • Occupancy at substantial completion (based upon build-out required), estimated on September 1, 2015. • Phone Lines/Computer Accessibility: T-1 phone line must be able to be run to support computer operations. • Parking: 4 outdoor reserved oversized stalls for parking Government-owned 25-foot boats on-site. • Parking: 2 outdoor reserved standard stalls for parking Government-owned vehicles on-site. • Parking: Minimum of 30 standard stalls for employee and visitor parking within two blocks of facility. • The facilities must meet the legal requirements for handicapped accessibility and the Americans with Disabilities Act. Please submit the following: • Building name and address of the available space within the building; please include ‘street-level' map. • ABOA square feet (SF) to be offered and expected rental rate per SF, over the term and options. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Building ownership contact information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing/expected within the building. • Current LEED certification earned or expected and any additional costs to U.S. Coast Guard associated with Gold Certification. • List of building services/amenities/conveniences provided by Lessor.
