- Description
- The United States Government currently occupies office space in a building under a lease in Meriden CT that will be expiring. The Government is seeking to lease approximately 5441 contiguous rentable square feet with approximately 4732 ANSI/BOMA usable square feet of office space. The lease term requirement is for ten (10) years, seven (7) firm. Must have parking for 1 Government vehicle. The space must be available for occupancy no later than August 1, 2016 or sooner. The delineated area must be within Meriden CT. Space offered above a first floor location must have two (2) elevators that access the space. If any space offered contains interior columns, the spacing must be a minimum of 18' apart to allow for anticipated layout of the furniture placement. The building must meet the Federal Governments standards for Fire Life Safety and be capable of being handicapped accessible. The space must be capable of meeting the agencies security requirements. Space shall be located within a prime commercial district within the boundaries of Meriden CT, with attractive, prestigous, professional surroundings with a prevalence of modern design and or tasteful rehabilition in modern use. Building must deonstrate that there is sufficient public parking within a quarter mile of the building, and be accessible to public transportation. Expressions of Interest must be submitted to the Government Contact by 2:00 pm on Monday, April 20th 2015 and must include the following information. • Building name and address, and location of the available space within the building, • Rentable square feet available and expected rental rate per rentable square foot, full serviced, • ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements, and state the amount, if any, including the amortization rate, • Date of space availability, • Building ownership information, • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any), • Energy efficiency and renewable energy features existing within the building, and • List of building services provided. Submissions by other than the owner of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the offeror is representing more than one property, the offeror is hereby notified that they may only participate in negotiations on behalf of one owner. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. No sublease space will be considered.
