- Description
- The Government is seeking to lease approximately 3,800 - 3,884 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 3,320 contiguous and not exceed a maximum of 3,385 ANSI/BOMA Office area square feet (OASF). The lease term is for ten (10) years, with five (5) years firm. The space must be available for occupancy in December 2015 or possibility sooner. The delineated area is North: West Cermak Road, East: Enterprise Drive, South: Constitution Drive and West: South Wolf Road The Government is considering alternative space, if it's economically advantageous. The client agency is currently housed in Federally-owned space. The Government will use the information it receives in response to this advisement to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to as where it shall relocated. In making this determination, the Government will consider, among other things, the availability of alternate space and if it can satisfy the Government's requirement, as well as costs to be incurred through relocating, such as move costs, tenant improvements, telecommunications infrastructure, and total agency's non-productive down time. Expressions of interest must be submitted to the "Place of Contract Performence" address by 5:30 P.M. on April 30, 2015 and must include the following information: · Building name and address and location of the available space within the building. · Rentable square feet available and expected rental rate per rentable square foot, fully serviced. · ANSI/BOMA Office area square feet (OASF) to be offered and excepted rental rate per OASF, fully serviceed. Indicate whether or not the quoted rental rate includes and amount for tenant improvements and state the amount, if any. · Date of availability. · Method of rental space measurement. · Building ownership information. · Amount of parking available on-site and its cost, if any. Include whether excepted rental rate includes the cost of required Government parking (if any). · Energy efficiency and renewable energy features existing within the building. · List of building services provided. The Government decision regarding where to locate will consider in part information received in response to this advertisement.
