Light Industrial and Lot Additional Requirements: 5,000 sq ft Lot/ware yard Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. A. Statement of Requirements. The Government is seeking a lease for space needing the following requirements: 1,994 usf - Office space located on the ground floor and finished space with separate male and female bathroom. Office will include: 150usf-Private office, 150 usf-Reception Area, 250 usf conference break room; 420 usf Office support; and 48 usf Automated Data Processing 1,171 usf - Light Industrial Area, climate-controlled with 10'x10' minimum overhead garage door, with concrete floor and floor drains, water source and stainless steel sink. Area will include: 150 usf room that is located 10' of an outside exit door for secure storage of Pesticides/ Firearms/Pyrotechnics; 150 usf lab space for a rabies laboratory with a sink and running water; and 700 usf open work, storage space, janitor closet and unisex restroom/shower. Note: Collection of animal carcasses often creates unavoidable odor problems for neighboring businesses. Geese and other waterfowl are housed overnight and in some cases euthanized along with other animals on-site. The property should not be near or within the vicinity of a residential zone. 5,000 usf - Ware Yard used for Outdoor Equipment Storage, this area must be fenced (chain link topped with barbed wire). The area must contain a covered area with 12ft (minimum) high ceiling (metal/aluminum) and a 3-sided siding enclosure. Ware yard area will store boats, trailers, ATVs, Cage Traps, wildlife cages, freezers and other equipment. Electrical outlets (Multiple 120V electrical outlets for general use, with at least 12 dedicated circuits for freezers) and running water are needed. Open space is needed in front of the fenced compound to maneuver boats and trailers. 2,250 usf - Parking fenced secure parking with lightings (Gravel at minimum, blacktop or concrete is preferred) for 9 Government vehicles with additional room to back/turn vehicles with trailers. This secured parking can be added to and incorporated into the fenced ward yard space. Parking - Adequate daily public/parking space is needed for 9 employees no more than 1-block away. 9 Government vehicles stated above in Ware Yard requirement. NOTE: The GOV secured parking can be co-located with the ware yard, but the space it occupies should be in addition to the 5,000 usf. It could all be inside the same gated area, but the parking spaces for the 9 vehicles should be in addition to the 5,000 usf covered space. SPECIFICS: In addition to storage of trailers, ATV's, etc. this area will be used for outdoor storage of multiple freezers containing wildlife carcasses for testing. Therefore the space needs to be covered, and at least 1 side of the space needs a wall to protect freezers from rain/snow. Multiple electrical outlets are needed, including at least 12 dedicated 120V outlets for freezers, and a dedicated 30 amp outlet for a camper (RV) plug. An ideal layout would be the ware yard that abuts the office/light industrial building, with a canopy coming off the main building. Ceiling height should be a minimum of 12', and lighting should be available.
