- REQUIREMENT: The Government is posting this notice in accordance with Federal Acquisition Regulations. The General services Administration is Interested in Leasing approximately 2,177 Net Rentable Square Feet which will produce approximately 1,893 BOMA Useable Square Feet with three (7) Reserved Surface Parking Spaces. Federal Acquisition Regulations require that the Government consider potential alternative locations that may be economically advantageous to remaining in their current location. The Government will not relocate unless an alternative location offers rental savings sufficient to off-set the costs to the Government associated with moving to the new location, including the complete costs of construction required to build-out the alternative space to the Government's requirements. Owners or exclusive agents who represent a location they feel would present an economically advantageous relocation opportunity may submit an expression of interest per the instructions below. Expressions of Interest must be submitted to the above address by 5:00 PM on May 22, 2015 and must include the following information: • Building name and address. • Rentable square feet available and expected rental rate per rentable square foot, fully serviced. • ANSI/BOMA Office area square feet (OSAF) to be offered and expected rental rate per OASF, fully serviced. • Date of space availability. • Method of rentable space measurement. • Building Ownership Information. • Amount of parking available on-site. • List of building services provided. • Amenities in local area of building. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements. REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. TERM: The lease term will be 15 Years with 5 Years Firm. Occupancy is required no later than 04/01/2016. Owners & Agents: To submit a location for inspection, contact this office by May 22, 2015. Owners and Exclusive Agents Only. Anyone else must provide a letter of authorization from the building owner. Expressions of Interest must be submitted to the above address by 5:00 PM on May 22, 2015. LEASE TERM: 180 Months; 60 months Firm Term The Government requests Space in an area bounded as follows: Requested Delineated Area: North: The Charleston County line, bordering Berkeley and Dorchester counties. East: The Ashley River running north from U.S. Highway 17, then continuing north on an imaginary line picking up along U.S. Highway 52 as it runs north into Rivers Avenue, continuing on this imaginary line north until it crosses the peninsula and picks up the northern route along the Cooper River. South: Paul Cantrell Boulevard extending southeast from I-526 in Charleston, SC. As Paul Cantrell Boulevard join Ashley River Road, then Ashley River Road running into St Andrews Boulevard and 5th Avenue eastward to the Ashley River forms the Southern Boundary. West: I-526 running north from Paul Cantrell Boulevard in Charleston, SC. Once I-526 connects with Ashley River Road, then Ashley River Road forms the Western Boundary. Buildings that have frontage on the boundary streets are deemed to be within the delineated Area of Consideration. The Agency Will Consider The Quality Of The Building Itself And The Appearance Of The Neighborhood Immediately Surrounding It. In Examining The Building, Areas Of Consideration Will Be The Building's Physical Characteristics, Overall Quality Of The Building Including The Building Systems And Employee Services. The Building's Interior and Exterior Condition and Decor Will Be Evaluated As Well As The Exterior Of The neighboring facilities. The Offeror Must Provide The Following Information Of The Building (Or Proposed Building): The Agency Will Consider The Efficiency Of Layout In The Space Offered For Lease. The Following Must Be Met: REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. Separate/Independent AC Unit for LAN/WAN room/closet REQUIREMENTS: Offeror must provide the following information: a. 180 month lease; 60 month firm term b. Space must be contiguous c. Preferred, 2nd Floor or above d. Minimum ceiling height nine 9' feet e. Minimum column spacing 24" on center f. Mass transit within ¼ mile walking distance g. Accommodate a manned security guard service (if deemed necessary) h. 1 freight or designated passenger elevator required for deliveries i. Minimum hours of operation 6:30 AM to 6:00 PM j. Provide 24/7 building access (as necessary) k. Provide daytime cleaning services l. Electronic keycard access m. Adequate structured or surface parking (minimum local parking code requirements) EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address (nearest cross street) 2.
