State: Virginia City: Stafford Delineated Area: Stafford, VA Minimum Sq. Ft. (ABOA): 58,000 Maximum Sq. Ft. (ABOA): 59,000 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Reserved): 0 Full Term: Ten (10) Years Firm Term: Five (5) Years Additional Requirements: *The Government intends to enter into succeeding leases, each for a period of 10 years, for office and related space. The Government presently occupies contiguous space under the following two leases: · 31,665 ABOA square feet at 2721 Jefferson Davis Highway, Stafford, VA which expires January 20, 2016 under GSA Lease number GS-03B-09364 · 26,415 ABOA square feet at 2723 Jefferson Davis Highway, Stafford, VA which expires December 14, 2016 under GSA Lease number GS-03B-80549 The Government has determined for mission-related and economic reasons that it is advantageous to stay in the current leased locations. *The cost of a physical move, as well as the cost of new space alterations will be taken into consideration when determining whether or not relocation is economically advantageous. * Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: May 4, 2015 Occupancy (Estimated): January 2016 Expressions of Interest shall include the following: 1. Building name and address 2. Available Rentable and ANSI/BOMA square feet 3. Rental Rate per Rentable and ANSI/BOMA square foot 4. Common Area Factor(s) for available space by floor, if applicable 5.
