Description
DEPARTMENT OF VETERANS AFFAIRS SEEKING SLEEP TESTING FACILITY The Department of Veterans Affairs desires to lease approximately 29 hotel rooms for a minimum of 9,200 to a maximum of 9,999 Net Usable Square Feet space in El Paso, Texas to be used as a sleep testing facility. Offered space must be available for use by tenant personnel, tenant patients, furnishings, and equipment. The space must be accessible by public transportation and be ADA compliant. On-site parking for 40 vehicles is required, 4 of which must be reserved for disabled/handicapped parking. The lease will be a fully serviced lease with a lease term of up to four (4) years with two (2) years being firm. Space must be an existing hotel space. The available space must be within the following limits: North:TransMountain Rd. South:375 Loop East:I-10 West:US 54 Interested offerors (owners, managers, brokers, or developers) should contact Jeremy Parker, Contract Specialist via email at jeremy.parker2@va.gov, by phone at (480) 466-7936, or by mail to Jeremy Parker, SAOW NCO 18 Contracting, 4135 S. Interested offerors must submit the following items by email or mail no later than 4:00 pm Arizona Time on May 15, 2015: 1.Property information a.Name of Property b.Property Address c.Number of hotel rooms, rentable square feet available and expected rental rate per rentable square foot, fully serviced. d.Net Usable square feet (NUSF) to be offered and expected rental rate per NUSF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. e.Space layout with rough room dimensions f.Method of rentable space measurement. g.Date of space availability. h.Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). i.Energy efficiency and renewable energy features existing within the building. j.List of building services provided. k.Pictures of proposed property i.Interior ii.Exterior l.Map or other proof that proposed property is within the delineated area. m.Map to showing local amenities, bus stops, etc. ¦ 2.Owner(s) of Property a.Business Address b.Contact Information 3.Proof of ownership 4.Broker or Representative: a.Business Address b.Contact Information The Government is limited by law (40 USC 278a, as amended 10/01/81) to pay no more than the appraised fair rental value for space. Please note: This advertisement is not a request for proposals. A request for lease proposals will be issued by the Department of Veterans Affairs at a later date. All interested parties shall submit a request for the solicitation in writing to Mr. Parker at the above address. Potential offerors shall describe the property in their response, and a site investigation on May 27, 2015 of all properties will be conducted. Complete access to all properties will be required at the time of the site investigation. VA will not enter into any sublease or ground lease. Offerors who propose a sublease or ground lease will not be considered.
