X -- U.S. GOVERNMENT SEEKS TO LEASE A MINIMUM OF 2,864 ANSI BOMA SF (YIELDING ABOUT 3,293 RENTABLE SQUARE FEET) OF OFFICE SPACE IN CONCORD, NEW HAMPSHISRE General Information Document Type: Presolicitation Notice Solicitation Number: GW04502 Posted Date: May 6 2015 Response Date: May 27, 2015 Classification Code: X -- Lease or rental of facilities NAICS Code: 531120 -- Lessors of Nonresidential Buildings (except Miniwarehouses) Description •1) U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 3,293 RSF (YIELDING AT LEAST 2,864 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for fire-safety, plus handicapped access in accordance with ADA and ABBAS guidelines. Parking requirement: There must be one (1) space on site, and a minimum of twenty (20) spaces available on site or within a two (2) block radius. Anticipated occupancy will be September 27, 2017. LEASE TERM: Ten (10) years / Five (5) years firm term. DELINEATED AREA: City of Concord, New Hampshire bounded as follows: East by I-93, South by West Street and Clinton Street, West by North and South Fruit Street, and as North Fruit Street is extended northerly along Liberty Street via School Street, and North by 202/3, Church Street, Franklin Street via Rumford Street. The current lease expires September 26, 2017. The Government will consider alternative space if economically advantageous. In addition, the Government will consider among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as the costs likely to be incurred through relocating, including the physical move and the voice and data systems move, when deciding whether it should relocate or pursue a sole source action.
