Description
The Department of Veteran Affairs (VA) seeks to lease the following space: Space Type: General Office Net Usable Sq. Ft: 2,800 - 3,552 Delineated Area: "Start on Hopper Lane East to Hwy 101 then Southerly along the Westerly edge of 101 the Fountain Grove overpass "Easterly to 100 feet Easterly of the Easterly line of Mendocino Ave. "Southerly to Lewis Road, then Easterly to 100 feet Easterly of the Easterly edge of Franklin Ave "Southerly along Franklin and continuing Southerly 100 feet Easterly of the Easterly Edge of North Street to College Ave. "Easterly 100 feet Northerly of the Northerly lines of College and then Fourth Street to Farmers Lane. "Southerly 100 feet Easterly of the Easterly Line of Farmers Lane to Bennett Valley Road, then Southerly 100 feet Easterly of the Easterly edge of Petaluma Hill Road to Kawana Springs Road. "Westerly 100 feet Southerly of the Southerly line of Kawana Springs Road to Corby Ave. "Northerly on Corby Ave to Barham Ave to Dutton Ave. "Northerly 100 feet Westerly of the Westerly line of Dutton Ave to Guerneville Road. "Easterly 100 feet Northerly of the Northerly Line of Guerneville Road to Coffee Lane. "Northerly 100 feet Westerly of the Westerly Line of Coffee Lane to Piner Road. "Northerly of the Northerly line of Piner Road to Industrial Drive. "Northerly 100 feet Westerly of the Westerly line of Industrial Drive to Hopper Ave, the point of beginning. Please see attached map Full Term: 10 Years / 5 Years Firm Term ADDITIONAL REQUIREMENTS: The offered space: "Require single, contiguous space. "Preferred to be located on ground floor, if not, elevator must be ADA compliant "The space shall be fully serviced. "Hours of operation: 8:00am to 5:00pm Monday through Friday "Extended hours of operation Monday through Friday (as needed) "Weekend Hours: 8:00am to 5:00pm Saturday (as needed) "Preferred onsite or adjacent parking with ADA spaces "Shall be located within 0.2 walkable miles from mass transit "Shall meet Federal and State Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease "Shall not be in the 100 year flood plain. "Space shall NOT be next to a bar, liquor store or like establishment; "Space shall NOT be located near a residential hotel; and "Space shall NOT be located near an area where it is known that illegal activities occur such as illegal drugs sales. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Expressions of Interest due date: June 1, 2015 no later than 4:00pm PDT SUBMISSION REQUIREMENTS: Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space. A market survey of offered properties will be conducted by VA staff. All interested parties shall respond to this announcement no later than the above Expressions of Interest date and shall include the following: Building name and address Location of available space and date of availability Rentable and net usable square feet rental rate/ psf, specifying services and utilities "As built" floor plans of offered space Contact information of authorized representative Electronic and hard copies shall be sent to: Department of Veteran Affairs Attn: Nicholo V.
