- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Louisiana City: New Orleans Delineated Area: New Orleans Central Business District Minimum Sq. Ft. (ABOA): 5,964 Maximum Sq. Ft. (ABOA): 5,964 Space Type: Office Parking Spaces (Total): 2 Parking Spaces (Reserved Structured): 2 Full Term: 20 years Firm Term: 15 years Additional Requirements: A. The proposed facility shall not be located in the immediate vicinity of any "hazardous" facilities such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near day care centers, schools, hospitals, religious centers, and social service centers (typically this is within 1,000 feet of a school or park boundary). B. Proposed space must be contiguous, cannot be located on the first or top floor of the building space. Space on the first floor will be considered only when no other space is available or if deemed appropriate. Additional security requirements will be required of the first floor space. C. Onsite parking is preferred; however, secure surface parking will be considered on a case-by-case basis. D. Public transportation and retail businesses must be available within two (2) blocks of the space offered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Louisiana, LA that will be expiring December 17, 2016. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
