Description
GSA Public Buildings Service U.S. GOVERNMENT PROJECT 4OR0281 General Services Administration (GSA) seeks to lease the following space: State: Oregon City: Enterprise or Joseph Delineated Area: Space shall be located within the Urban Growth Boundary (UGB) of either Enterprise, Oregon or Joseph, Oregon. The Office and Warehouse spaces need not be contiguous, however offered space must be located within the same UGB, i.e., both within the Enterprise UGB, or both within the Joseph UGB. TOTAL (combined) SQ FT REQUESTED (ABOA SF) Min Total: 25,265 ABOA SF Max Total: 27,722 ABOA SF Minimum Office Sq. Ft. (ABOA): 14,565 Maximum Office Sq. Ft. (ABOA): 16,022 Minimum Warehouse Sq. Ft. (ABOA) 10,700 Maximum Warehouse Sq. Ft. (ABOA) 11,770 Space Type: Office & Warehouse Parking Spaces (Total): 189 surface parking stalls required, broken out as follows: 57 stalls Secured government fleet parking spaces1 132 Unsecured parking stalls for employee and visitor use 2 1 Secured government fleet parking, consisting of 8 foot chain link fence with 3 strand barbed wire top guard and an automatic gate operable by key card, will be required as part of the Tenant Improvement costs. 2 Number of spaces includes accessible spaces as required by code. Full Term: 20 years Firm Term: 15 years Notes: Alternative or renewable fuel heat sources, such as biomass heat, may be required. Interested parties should provide, as part of their expression of interest, a cost comparison of heating alternatives for review. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of interest must include the following information: Building name and address and location of the available space within the building; Rentable square feet available and expected rental rate per rentable square foot, fully serviced; ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); Date of space availability; Building ownership information; Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); Energy efficiency and renewable energy features existing within the building; List of building services provided Please reference the Solicitation/Project # in the subject line of all e-mail correspondence related to this project.
