Description
Area of Consideration including Map State: California City: Los Angeles (Watts) Delineated Area: The Northern boundary is Manchester Blvd from Figueroa St. to Long Beach Blvd. The Eastern boundary is Long Beach Blvd from Manchester Blvd to W. Compton Blvd. The Southern boundary is Compton Blvd from Figueroa St. to Long Beach Blvd. The Western boundary is Figueroa St. Manchester Blvd to W. Compton Blvd. Maximum Sq. Ft. (ABOA): 10,534 Rentable Sq. Ft (RSF): 12,114 Space Type: Office Space Parking Spaces (Total): 2 surface parking spaces Full Term: Fifteen (15) Years Firm Term: Ten (10) Years Additional Requirements: Space shall be located not more than the equivalent of two city blocks from a primary or secondary street. Efficient use of space: configuration (space should be no more than twice as long as it is wide), size, number, and placement of columns (columns must be at least 20' from any interior wall and from each other, and be no more than 2' square). First floor or upper floor contiguous space (on one floor) with a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator. Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the Government. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; or, 2) on an attractively landscaped site containing one or more modern office Buildings that are professional and prestigious in appearance with the surrounding development well maintained and in consonance with a professional image. Offered space must meet Government requirements for fire protection and life safety, accessibility, seismic and requirements for Government leases relating to energy efficiency standards and potential cost effective energy efficiency and conservation improvements per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
