Description
Draft Delineated Area Map GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: California City: San Diego Delineated Area: North: CA Highway 52 South: Aero Drive, including Aero Court, Aero Place and Corporate Court East: Interstate Highway 15 West: Convoy Street Minimum Sq. Ft. (ABOA): 16,100 Maximum Sq. Ft. (ABOA): 16,900 Space Type: Warehouse Parking Spaces (Total): Per City Code Parking Spaces (Surface/Secured/Reserved): Minimum of 22 standard size (9'x18' minimum),4 oversized (11'x24' minimum) and on site storage for two Conex boxes (1@ 20'x8'x8' and 1@ 10'x8'x8'). Parking stall dimensions assume 90 degree angle. Other angles will have different length/width requirements. Full Term: 15 Years Firm Term: 10 Years Option Term: None Additional Requirements: •· A 50' set back from roads and adjacent property lines is desired. Set back of less than 50' will be evaluated by DEA's security personnel to determine if a property can meet DEA's security needs. •· DEA may not be located within 1000 feet, line of sight or vicinity, of schools, parks, day care centers, shopping centers, hotels or areas where drug activities are prevalent. •· DEA may not be located where easy surveillance of its facilities or operations is possible. •· The occupancy will need to comply with Facility Security Standard Level 3 and other security requirements determined by DEA. •· Installation of a roof top antenna may be required. •· The entire perimeter of site accessible by DEA must be secured with a 10' high anti-climb fence and rolling electric gates at entrance/exit points. •· Exterior lighting must provide illumination adequate to allow for CCTV monitoring of the entire site. •· Offered properties must have a loading dock well, with dimensions of approximately 18' width, 60-75' length and depth of 3'. The loading dock must be equipped with an overhead door approximately 12'w x 20'h and the loading area within the building must be at least 20'x20' to allow for maneuvering a fork lift. •· Offered properties must also have a grade level door (12'w x 20'h) that can accommodate parking a truck and trailer, up to 80' in length, within the building •· Minimum building clear height to the bottom of roof trusses is 20' Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest.
