- DEPARTMENT OF VETERANS AFFAIRS (VA) REQUEST FOR LEASE PROPOSALS (RLP) IN KANEOHE/KAILU, HI The VA desires to lease space in Kaneohe/Kailua Hawaii to accommodate approximately 8,450 rentable square feet yielding approximately 6,500 Net Usable Square Feet (NUSF) of medical office space for use as a Community Based Outpatient Clinic. On-site parking is required that meets or exceeds local code. The space must be contiguous with tenant improvements built out to VA specifications. Space on a single, ground floor is preferred, but can be provided on up to two floors provided they are adjacent within a single-tenant facility. Upper floors must have elevator access. The space offered will provide a new Community Based Outpatient Clinic (CBOC) for the Department of Veterans Affairs. The building must be zoned or capable of being rezoned for the intended use. The lease will be for a term of ten (10) years / 5 years firm with 90-day cancellation rights after firm term. To be considered, the site must be within or bounded by the delineated area as follows (both sides of the street will be considered): Northern boundary: To begin at the intersection of Haiku Road and Interstate 83 (near Maeha Place) continuing east on Haiku Road to Interstate 830/Kamehameha Hwy. Turning south on Interstate 830 and continuing until the intersection of Interstate 830 and Interstate 630/Kaneohe Bay Drive. Turning east on Interstate 630 and continuing until the intersection of Kaneohe Bay Drive and H3 Freeway. Western boundary: To begin at the intersection of Haiku Road and Interstate 83 and continue south on Interstate 3 and continuing south to Likelike Highway until reaching H3 freeway. The western boundary will then continue on H3 until reconnecting with Interstate 83 (near Kionaole Road). Southern boundary: To begin at H3 and Interstate 83 (near Kionaole Road) and continue southwest toward Hawaii Pacific University until the intersection of Interstate 83 and Kalanianaole Highway (near Auloa Road). The southern boarder will then continue northeast on Kalanianaole Highway; continuing onto Kailu Road and turning south at the intersection of Kailua Road and Hamakua Drive. The southern boarder will turn north from the intersection of Hamakua Drive and Aoloa Street and continue on Alola Street until the intersection of Aoloa Street and Kailua Road. Continue on Kailua Road and ending at the intersection of Kailua Road and S. Kalaheo Ave. Eastern boundary: To begin at the intersection of Kailua Road and S. Kalaheo Ave and continue north on Kalaheo Ave; continuing north on Kaneohe Bay Drive and ending at the intersection of Kaneohe Bay Drive and H3 Highway.
