- VA seeks to lease approximately 8,257 net usable square feet (NUSF) of space (or approximately 11,147 gross square feet) and 34 parking spaces for use by VA as office space in Lake County, IL. Existing Space: Space in an existing building must be located on no more than one (1) floor and all space must be contiguous. NUSF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must be able to comply with Americans with Disabilities Act and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Parking Requirements: On-site parking must 1) be dedicated for the exclusive use of VA; 2) be fully compliant with local laws, rules and regulations; and 3) total no less than thirty four (34) spaces. All spaces shall be sized in accordance with design standards as described in the VA Design Guide. The parking area must meet all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Lease Term: 10-years firm-term with two 5-year option periods Delineated Area: Submitted properties must be located within the delineated area which is bound by the following roads or must front on any of the following roads: Northern Boundary: Rt 17 Western Boundary: W15/Rt 29 (south) to W. Belvidere Rd/Rt 120 (east) to N. Milwaukee Ave (south) Southern Boundary: Rt 22/Half Day Rd (east) Eastern Boundary: Waukegan Rd (north) to N.
