Description
Delineated Area Map REQUIREMENT: The U.S. Government is interested in leasing approximately 13,540 rentable square feet (RSF) of contiguous office space and 38 reserved surface parking spaces in Middletown, New Jersey. The rentable space should yield a minimum of 11,774 ANSI/BOMA Office Area Square Feet (ABOA SF) (previously usable square feet) to a maximum of 12,362 ABOA SF available for use by tenant for personnel, furnishings, and equipment. The proposed lease shall be fully serviced. The building offered must be Class "A" professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. The building shall not be in the 100 year flood plain. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and its location within the below mentioned delineated Area. UNIQUE REQUIREMENTS - Basement or below grade space is unacceptable. Offered space must be on the second floor of the building or higher. - The government shall have access to the space 24 hours a day, 7 days a week, 365 days a year, including freight access/elevator if applicable. - Space must be contiguous and if located on two floors, the space must be directly above/below each other. The government prefers to be located on one floor or no more than two floors. LEASE TERM: Twelve (12) Years, Seven (7) years firm term. The Government has termination rights of the lease at any time after the seventh (7 th ) year upon 90 days' notice. OCCUPANCY DATE: Space must be in move-in condition, ready for occupancy and delivered to the Government by November 10, 2017. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN JUNE 16, 2015 AT 4:30 PM AND SHOULD INCLUDE THE FOLLOWING INFORMATION: -Building name and address, and location of space in the building. -Site map and plans, if available. -One-eighth inch scale drawing of space offered. -ABOA SF -RSF Offered and Rental Rate per Square Foot meeting GSA's standard building shell requirements (specifying services, utilities, electricity, and Tenant Improvement Allowance of $55.70 per ABOA SF; a Tenant Improvement Allowance of $38.95 per ABOA SF shall apply to the incumbent Lessor). -Percentage of Common Area Factor used to determine the RSF -Date of space availability -Building ownership information -Amount of parking available on site and its cost. -Energy efficiency and renewable energy features existing within the building. -List of building services provided. -A map showing the building and mass transit locations. -Name, address, telephone number, and email address of authorized contact. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or its authorized representatives at Jones Lang LaSalle Americas, Inc.
