- Delineated Area Map General Services Administration (GSA) seeks to lease the following space: State: District of Columbia City: Washington Delineated Area: Beginning at the corner of R Street, NW, and Massachusetts Avenue, NW heading North East to corner of 2 nd Street, NE and Massachusetts Avenue, NE South on 2 nd Street, SE to D Street, SE West on D Street, SW to 14 th Street, SW North to corner of 14 th Street, NW and Constitution Avenue, NW (Route 50) West on Constitution Avenue, NW to 23 rd Street, NW North on 23 rd Street, NW to corner of R Street, NW and Massachusetts Avenue, NW Sq. Ft. (ABOA) Minimum: 13,000 Sq. Ft. (ABOA) Maximum: N/A Sq. Ft. (RSF) Maximum: 16,000 Space Type: Office Parking : 5 reserved Full Term: 5 years Firm Term: 5 years Option Term: N/A Additional Requirements: Subleases are not acceptable. Below grade or street level office space is unacceptable as is any level providing exterior access. Offered space must be contiguous on one floor. Submitted buildings must have, or be able to attain within a year of occupancy, an Energy Star rating of 75 or higher. The Government intends to use this information from prospective sources to issue a Request for Lease Proposals (RLP). The Government currently occupies office and related space that must be vacated. Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, seismic protection and sustainability standards by the required occupancy date per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest must be received in writing no later than June 9, 2015 at 4:30 PM, and should include the following information at a minimum: •· Building name and address; •· Location of space in the building and date of availability; •· Rentable Square Feet (RSF) offered and rate per RSF; •· ANSI/BOMA office area (ABOA) square feet and rental rate per ABOA, full service inclusive of a Tenant Improvement allowance of $42.79/ABOA SF and Building Specific Amortized Capital of $25.00/ABOA SF meeting GSA's standard building shell requirements; •· Scaled floor plans (as-built) identifying offered space; •· Evidence of ability to meet the required occupancy date of no later than August 2016 (estimated); •· Site plan showing parking area(s) and loading area(s); •· Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
