- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: PROJECT 3TX1060 State: Texas City: McAllen Delineated Area: Within the City Limits of McAllen, Texas Minimum Sq. Ft. (ABOA): 4,580 Maximum Sq. Ft. (ABOA): 4,580 Space Type: Office Parking Spaces (Total): 17 Parking Spaces (Surface): 0 Parking Spaces (Structured): 17 Parking Spaces (Reserved): Full Term: 10 years Firm Term: 5 years Option Term: n/a Additional Requirements: A. The proposed facility shall not be located in the immediate vicinity of any "hazardous" facilities such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near day care centers, schools, hospitals, religious centers, and social service centers (typically this is within 1,000 feet of a school or park boundary). B. Proposed space must be contiguous, cannot be located on the first or top floor of the building space. C. Secured-reserved, parking is preferred; however, secure surface parking will be considered on a case-by-case basis. D. Satisfactory public transportation must be available within two (2) blocks of the space offered. E. Secured-Surface, parking is preferred; however, secure surface parking will be considered on a case-by-case basis. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in McAllen, TX that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
