Sources Sought Notice Department of Veterans Affairs (VA) Seeks to Lease Office Space in Henderson, Nevada REQUIREMENT: The Department of Veterans Affairs (VA) occupies clinical and related space in a building under lease in the city of Henderson, NV that will be expiring in February 2016. The VA seeks to lease from a minimum of 3,900 to a maximum of 4,300 contiguous Rentable Square Feet (RSF) for use by VA as a Vet Center (readjustment counseling center) in Henderson Nevada within the following area of delineation. The delineated area includes an area with a northern border of Sunset Road, a southern border of the I-215 Beltway, an eastern border of Highway 95, and a western border of the Pecos Road. For this requirement, the government is interested in considering alternative space to its current location, but only if considered economically advantageous when considering the additional costs of alterations, moving, etc., required in relocation. Otherwise the government intends to pursue a sole source acquisition with its current location. VA will only consider expressions of interest for an existing space for lease. The building and parking area must be fully accessible, meeting all requirements of the Americans with Disabilities Act and the Uniform Federal Accessibility Standards. The building must comply with the Interagency Security Committee Security Design Criteria for New Federal Office Buildings and Major Modernization Projects as well as other security guidelines, which will be provided during the Solicitation for Offers process. A lease for up to ten (10) years will be considered. RESPONSES SHOULD INCLUDE: 1.Building name, address and location of the available space within the building. 2.Rentable square feet available and expected fully serviced rental rate per rentable square foot. 3.ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicated whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4.Date of space availability. 5.Building ownership information, to include any socio economic status (i.e. small business). 6.Number of parking spaces available for VA use. 7.Energy efficiency and renewable energy features existing within the building. 8.List of building services provided. 9.If the building is LEED ® certified. Buildings offered must meet all current Federal, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. If the rent is to escalate, the VA requests rental escalations to be predetermined rather than unknown escalations such as the Consumer Price Index (CPI) formula or like. The VA shall pay rent in arrears. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
