- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Virginia City:Winchester, Virginia or Frederick County, Virginia Delineated Area:Winchester, Virginia or Frederick County, Virginia Minimum Sq. Ft. (ABOA):48,641 ABOA SF Maximum Sq. Ft. (ABOA):50,000 ABOA SF Space Type:Office (15,180 ABOA SF) and Warehouse (33,461 ABOA SF) Parking Spaces (Total):90 Total parking spaces Parking Spaces (Surface):90 Surface parking spaces Parking Spaces (Structured): Parking Spaces (Reserved):90 Parking spaces reserved for the Government's exclusive use Full Term:15 years Firm Term:15 years Option Term:5 years Additional Requirements:- All space must be contiguous within building. - Existing building or proposed site for new construction shall be zoned appropriately at time of submission of initial offers. - Access to public utilities shall be available at time of submission of final proposal revisions (FPR). - The building and all space leased by the Government shall comply with ABAAS accessibility standards and shall be compliant with local fire and life safety codes. - Compliance with Interagency Security Committee's (ISC) Security Design Criteria for an ISC Level III facility. - Emergency generator to provide backup power to critical building systems, to be identified by the Government. - IT LAN/Server area shall have HVAC provided 24/7. Building and systems shall be capable of supporting 24/7 continuous use of the space leased by the Government. - Warehouse / light industrial space shall have a loading dock for the Government's exclusive use. - A wareyard approximately 7,500 square feet in size. -- Minimum setback/standoff distance of 50 feet measured from the face of the building's exterior to the protected/defended perimeter. Parking must be outside of the 50 foot setback requirement. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain. This presolicitation notice is provided for informational purposes only. The list outlined above is not an all-inclusive list of requirements. The list above may be revised, and the Government may specify additional requirements. The RLP and accompanying solicitation documents shall contain the Government's complete set of requirements for this lease acquisition. The Government is NOT requesting offers or expressions of interest in response to this presolicitation notice.
