Description
Advertisement Expression of Interest Sought The Department of Veterans Affairs (VA) currently occupies 8,808 rentable square feet of medical space in a building under lease in Austell, GA. and has a requirement for a lease of 10,000 net usable (11,500 rentable) square feet of space in the following delineated area. North: GA 360/Windy Hill Road South: Interstate 20 East: Interstate 285/US 41 West: GA 92/US 278/GA 6 Offerors must provide evidence that properties are outside the 100-year flood plain. VA is conducting a competition for Space. The lease term requirement is for ten (10) years with five (5) years firm and the space must be available for occupancy by January 1, 2016. The VA seeks a full-service lease (all utility, services, maintenance costs included in rent). On-site parking for 99 vehicles is required and 4 handicapped accessible parking spaces required. Expressions of interest must be submitted in writing and should include: building name, address and age; net usable square footage available; location of the space within the building; date of space availability to commence tenant improvements; CAD "as built" floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties should respond to this announcement no later than June 30, 2015 at 4:00 p.m. EST.
