Description
The U.S. General Services Administration (GSA) is seeking expressions of interest for office space consisting of approximately 76,810 ANSI/BOMA Office Area Square Feet (ABOASF), and 182 on-site, secure parking spaces in the Buffalo, New York Central Business District (CBD). The space must include a temperature contolled garage for 74 inside, secure parking spaces and additional space to work on Government vehicles. The proposed lease term is for ten (10) years, five (5) years firm with the Government having cancellation rights after the firm term upon 120 days written notice. The Government intends to use this information from prospective sources to issue a Request for Lease proposals (RLP). Buildings offered for consideration must be within the Buffalo Central Business District, and have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to fire safety, accessibility, and sustainability standards per the terms of the Lease. A full serviced lease is required. Offered space shall not be in the 100 year flood plain. Due to project timelines, new construction is not being considered. The U.S. Government currently occupies office and related space in a building under lease in Buffalo, New York that will be expiring. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability and timing of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
