- CBD Delineated Area A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Baltimore, MD Delineated Area: (see attached map) Central Business District, specifically:  On the North, starting at the intersection of Pennsylvania Avenue and Dolphin Street, head east toward East Preston Street until the intersection of East Preston Street and I-83;  On the East, at I-83 head southward until it becomes South President Street, continue to Aliceanna Street;  On the South, Aliceanna Street to East Falls Avenue heading north on East Falls Avenue, west on East Pratt Street until Light Street, southward until Conway Street, west on Conway Street until I-395, I-395 to Martin Luther King Boulevard; and,  On the West, continue down Martin Luther King Boulevard heading north to Pennsylvania Avenue. Minimum/Maximum Sq. Ft. (ABOA): 27,986 Space Type: Class A office Parking Spaces (Total): Parking should adhere to local zoning code for parking spaces required per square foot of office space. Exterior parking area should have a minimum illumination of 1 foot-candle. Parking for the disabled must be located within the same block. Parking Spaces (Reserved): Two (2) reserved parking spaces for in-and-out utilization. Public Transportation: If public transportation is provided by the municipality within the delineated area, then it should be available within the equivalent of two city blocks of the proposed space and provide hourly service from 7 am to 6 pm during the business week. Full Term: Ten (10) years Firm Term: Five (5) years Renewal Option Term(s): One (1) priced renewal option for an additional 5-year duration Additional Requirements: Space must be contiguous. Columns must be located no less than 20 feet from any wall or other column. Space cannot be twice as long as it is wide. Minimum of two elevators, one can be freight, if space is above first floor. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, sustainability, OSHA, and seismic per terms of the Request for Lease Proposal. A full-service lease is required. Offered space shall not be in the 100-year floodplain. Subleases will not be considered. B. Projected Dates. Expressions of Interest Due: August 4, 2015 Market Survey (Estimated): Mid-September 2015 Offers Due: Mid-November 2015 Occupancy (Estimated): 3Q 2017 C. Expressions of Interest. If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, Tuesday August 4, 2015. Expressions of interest should include building name and address; AutoCAD of floor plate with offered premises clearly defined; rentable square feet offered and rentable rate per square foot (specifying services and utilities included); and, contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers and/or agents must be accompanied by written evidence that they are authorized to represent the building's ownership. This Presolicitation Notice does not address requirements in their entirety. Successful bid will need to meet all requirements as detailed within the Solicitation for Offers specifications. D.
